In accordance with the provisions of M.G.L. Chapter 40A Section 11 and the Town of Sturbridge Zoning Bylaws, the Sturbridge Planning Board held a Public Hearing on Tuesday, March 27, 2018 at 7:00 PM in the Center Office Building – Meeting Room located at 301 Main Street, Sturbridge on the application of Petrogas Group New England Inc. of Andover, MA.
The applicant requested Site Plan Approval as required by Sections 14.03 and 25.02 of the Zoning Bylaws, for the re-development of the site at 234 and 236 Route 15, Sturbridge. Proposed work includes the renovation of a building formerly occupied by two fast food establishment uses, to contain two fast food establishments with a drive-through operation and a convenience store and re-development of an existing gasoline service station with new canopies, fuel dispensers and related facilities.
Additionally, the applicant requested a Special Permit for sign relief under Section 22.05.5 of the Zoning Bylaws to allow for a new freestanding sign that will be 79.25 square feet in area. Also requested were special permits for additional building signs for each establishment within the building and a preview board for one of the fast food establishments. The breakdown of the proposed signage is as follows: Fast Food Establishment # 1 – five wall signs where one is permitted, Fast Food Establishment # 2 – two wall signs where one is permitted, a 19.4 square foot Preview Board in addition to the permitted menu board, and two wall signs and graphic with two logos for the Convenience Store where one is permitted.
The Planning Board voted 7-0 to grant both Site Plan Approval and Special Permit for sign relief on March 27, 2018. The Decision was filed with the town clerk on March 30, 2018. The Decision can be viewed here. The application and site plans for the project can be found at the Town Clerk's office. Please note that there is a twenty (20) day appeal period. During this appeal period any aggrieved party can appeal the Decision of the Sturbridge Planning Board pursuant to MGL, Chapter 40A, Section 17. The appeal period will end on April 19, 2018.
