conceptual site design and informal discussion

The material presented here is a conceptual design for redevelopment at 9 Holland Road in Sturbridge. This project would consist of the raze of the existing mill buildings and rebuild of new construction. At this point in time, the project team has presented these conceptual ideas to the Planning Board and Conservation Commission to get feedback regarding the position of the Boards and the complexity of moving the project forward. Both Planning and Conservation expressed that while there will be certain concerns, for example with the proximity to the Quinebaug River and the connection to the Commercial Tourist District, overall the project displays large potential for reuse and redevelopment of the site. After receiving feedback from the Planing Board and Conservation Commission, the design team is planning to move forward with finalizing design plans for submittal.

These plans are a conceptual design in the very first phases of design. The proposal presented includes a 3-story building modeled after the old mill building the originally occupied the site. First floor is proposed as office space, second and third floors are proposed condominiums. There is proposed parking underneath the building. There is a second building proposed on the site as well, it would be a restaurant/cafe/retail space with outdoor patio seating. The patio seating is proposed to be adjacent the proposed Riverwalk, a pathway that would run along the Quinebaug River providing recreational opportunity to all ages and abilities with the possibility of connecting to adjacent trails as well as the Commercial Tourist District.
