Waiver of Site Plan Review for Site and Architectural Modification

Om Shri Ambika, LLC is submitting modification of site plan / building design assosciated with the approved site plan for the multi-tenant building at 21 New Boston Road. The applicant a Waiver from the Planning Board Site Plan/Special Permit review requirements and determine that the proposed chages represent a minor modification to the approved drawing. The applicant is seeking to modify the approved plans by the following:

  • Move the drive thru bump out to better accommodate the tenant needs. This will require a change to the site plan to keep the queue length greater than 180 feet. As shown on the Modified Site Plan, two parking spaces adjacent to Route 20 have been eliminated to keep thedrive thru queue as originally desgined. The overall parking ratio remains compliant with Zoning.
  • Modify the building design by revising the roof line; relocated the drive thru bump; and modify the design of the false windows.
